To qualify for business rates, a self-catering holiday let must meet both of the following conditions in a 12-month period:

  • ✅ Available to let for at least 252 days
  • ✅ Actually let for at least 182 days

These thresholds are set by the Valuation Office Agency (VOA).

If your property doesn’t meet both conditions, it will be classed as domestic and liable for council tax — which may include a hefty second home premium depending on your local authority.

  • Your property will be classed as domestic until the business rate thresholds are met.
